Challenge
The 2019-2020 property market made it tough to sustain rental properties. Our goal at TJC was to grow our property numbers and sustain our current ones.
Solution
I worked as part of a team responsible for sales and onboarding. We were proactive in outreach, like contacting FSBO sellers. It was also important to keep our inbound response rate at 100% and develop our sales skills.
Results
We grew our rental portfolio by 50 properties. Our property owners had high satisfaction rates because of an onboarding process that was smooth and thorough.
Challenge
The policies and procedures at TLC hadn’t been updated in years, making them obsolete. New employees had nothing to reference for procedures or questions.
Solution
I helped select a team of superstars to meet regularly and create the company Policy & Procedures Manual. We organized, wrote, edited, and formatted the material using our knowledge and research.
Results
New employees are given a copy of the manual to facilitate their onboarding. Even long-term employees reference the manual when situations arise.
Challenge
Rental tenants and property owners were a referral resource that wasn’t being utilized.
Solution
I was tasked with setting up a program that would provide company agents with an auto-sphere. I worked with the manager in dividing up the properties and implementing the system.
Results
The program helped recruit and retain several agents, many of whom transitioned from Property Manager to Agent. Tenants and owners were pleased that they had a real estate resource they trusted.
Challenge
Property owners often incurred large surprise costs for evictions, property damage, pet damage, and systems failures. TJC wanted to offer peace-of-mind and build monthly recurring revenue with a Protection Plan.
Solution
I researched and presented the Protection Plan concept to TJC management. After buy-in, I created the program from pricing and coverage to structure and workflows. I then wrote and designed marketing flyers and managed sales.
Results
A new revenue stream was created for TJC. Property owners were relieved at the reduction in out-of-pocket spending.
